There are a number of questions which normally arise in
handling the sale of real estate and it is helpful to have some background information in
order to try and make your sale proceed smoothly.
- Do you have an existing owner's
title policy from a title company?
- If you do not have an owner's policy, you may need to find
the name of the title company or indicate how you presently hold title (i.e. in your name,
jointly, or in a personal or bank trust)
- Do you have a survey for your
property?
- If you do not have a survey, you will need to provide one
prior to closing.
- Do you have one or more mortgages
or home equity loans or lines of credit?
- If so, you will need to provide the name of the lender(s),
account number(s), and the address and phone number for each lender, which can usually be
taken off your monthly invoice.
- How is water and sewer
provided to your home? You will need to provide whether your property is serviced by:
- Well
- City Water
- Septic System
- City Sewer
- Do you have your latest tax
bill?
- You will need to provide the most current tax bill for your
property.
- Are you aware of any special
assessments or are you making any payments to the city/village/county for the installation
of water mains, sewer mains, streets, curbs, gutters or sidewalks?
- Is this the sale of a Townhouse or
Condominium?
- If so, you will need to provide the Association information
including contact name, address and telephone number. A copy of the Association
By-Laws and/or Declaration of Covenants should also be provided.
- The sale of your home may have to
be reported to the Internal Revenue Service and you will need to provide your Social
Security Numbers for this. If you are entitled to the exemption allowed by the
Internal Revenue Service, you will be required to sign a form certifying to that.
- Also, please double-check the
personal property provisions of your contract to insure that it is in conformance with the
listing agreement and your understanding of what is to be transferred by you with the
property.
